1. Acceptance of terms

By using this website or making a reservation at Lava Lava Cottages, you agree to these terms and conditions. If you do not agree, please do not use the site or complete a booking.

2. Reservations & booking

All reservations are handled through our booking partner, ResNexus. When you click “Check Availability” or any booking link on this site, you are redirected to a secure ResNexus checkout page to complete your reservation. The booking contract is between you and Lava Lava Cottages, and ResNexus processes payment on our behalf.

A deposit equal to 50% of the total booking is required at the time of reservation. The remaining balance is charged to the credit card on file 30 days prior to arrival.

3. Cancellation policy

Cancellations made 30 days or more before the arrival date receive a full refund of the deposit. Reservations canceled within 30 days of arrival are not refunded. We strongly recommend purchasing travel insurance if you think you may need to cancel within 30 days of your stay.

4. Check-in & check-out

Check-in time is 4:00 PM. Check-out time is 11:00 AM. Early check-in or late check-out may be available by prior arrangement and is never guaranteed.

5. Occupancy

Maximum overnight occupancy for each cottage is 4 people, and no more than 6 people may be in the cottage at any one time. This is strictly enforced to minimize wear and tear. Guests must register all people staying in the cottage. Additional guests beyond the stated limits may be charged and asked to vacate. Infant children can be accommodated upon request.

6. Pets

Pets are not allowed in the cottages except by prior written approval. Please contact us before booking if you plan to travel with a service animal or have questions about our pet policy.

7. Smoking

The entire property is non-smoking, including cottages, cottage lanais, outdoor shower gardens, and the beach. A cleaning fee may be charged if smoking occurs in or around a cottage or if cigarette butts are found. A designated smoking area is located near the restaurant parking lot.

8. Taxes & fees

All rates are subject to applicable taxes, including Hawaii General Excise Tax (GET), State Transient Accommodations Tax (TAT), and County Transient Accommodations Tax (HCTAT). Tax rates are subject to change without notice and will be reflected at checkout.

9. Property & liability

Lava Lava Cottages is not responsible for loss, theft, or damage to personal property, or for injury occurring on the property. Guests use the beach, water, and amenities at their own risk. All beaches in Hawaii are public, and there may be other people on the beach in front of the cottages.

10. Noise & surroundings

The cottages are located next to a busy restaurant that features live music until 9 PM nightly. Guests who enjoy an active lifestyle, water activities, and live music are best suited to an enjoyable stay. Please be aware of these conditions before confirming your reservation.

11. Changes to these terms

We may update these terms from time to time. The current version will always be posted on this page with the latest update date.
